										<content:encoded><![CDATA[<p>The redundant barn was considered to be a classic example of a mid Cornwall &#8216;Linhay&#8217;. It is 10m by 6m in size. The exact age of the barn is unknown but given its architectural style it is suggested to date from the mid to late 18th century. It is considered that the barn would have once formed a number of ancillary agricultural buildings associated with the original farmhouse. Before conversion the barn was used for storage purposes and was in a state of general disrepair.</p>
<p>The barn was converted into a holiday let. Underpinning works were required in order to level and form the new formal floor structure.</p>
<p>Although the stone work was in good order, the envelope of the building had to be raked out and re pointed during the conversion works. The stone work has been previously rendered using a cementicious render coating however, cement render is too brittle for use on stone substrates. This was carefully knocked off this rendering and re pointed with a suitable NHL mortar.</p>

These beautifully presented individually designed houses are nestled on the hillside on the edge of Camelford town on the outskirts of Bodmin Moor. </span></p>
<p><span style="font-weight: 400;">The layout of the development provides a cluster of homes arranged around 3 courtyards. The properties have been built using high end products to produce modern homes of style and form. Each home is quite unique and the developer has carefully considered each room and window to make the most of the surroundings.</span></p>
<p><span style="font-weight: 400;">The contemporary high gloss Nolte kitchens include designer taps and integrated appliances, with Silestone composite granite worktops.</span></p>
<p><span style="font-weight: 400;">J J Jones became the principal contractor on this development in January 2018 when the development was part-complete.</span></p>

<p class="p1"><span class="s1">The property was extended towards the South West to create a Kitchen / Family room with the main principal bedroom accommodation over, with a single storey &#8216;Green Oak&#8217; Orangery influenced extension towards the South East with flat leaded roof and glass lantern. A further first floor extension was completed over the existing accommodation to the rear of the property and the rear open yard area was enclosed with a glazed roof.</span></p>
<p class="p1"><span class="s1">The original property was tired and in need of refurbishment and updating to bring its structure, heating and thermal efficiency up to the current standards. The single glazed aluminium windows were in need of replacement, and there was no effective barrier to the ingress of moisture in the floors and walls. Space heating was provided by one stove supplemented with two portable heaters due to the lack of insulation. Combined drainage was to a two chamber sub-standard block built septic tank.</span><span class="s1"> </span></p>
<p class="p1"><span class="s1">The newly extended property was of traditional design embodying low energy and water use, treatment of waste onsite, passive stack ventilation and used local and sustainable materials such as the structural timber and joinery with eco glazing. This was in line with the government policy for rural areas in PPS7 that encouraged innovative design, modern methods of construction, use of sustainable building materials and development that has a reduced impact on environmental resources.</span></p>
<p class="p1"><span class="s1">With its bespoke finish, created by our highly skilled craftsmen, no expense was spared by the owners in converting the property into a superb family home.</span></p>
<p class="p1"><span class="s1">The property boasts a top of the range Richard Winfrey kitchen, a spectacular reception area, and a master bedroom suite with beautiful views to Portholland and the English Channel beyond via a Juliet balcony.</span></p>

										<content:encoded><![CDATA[<p class="p1"><span class="s1">Crantock Bay Apartments is a unique collection of fifteen 2,3 &amp; 4 bedroom apartments situated in an enviable cliff top position with uninterrupted views over Crantock Beach and The Gannel Estuary.</span></p>
<p class="p1"><span class="s1">The former Crantock Bay Hotel had been under the same family ownership for 61 years. The economic recession had hit the tourist industry hard and a change in direction was required. In 2011 the dififcult decision was made to close the hotel and redevelop the site. The family teamed up with developers Acorn Blue and appointed J J Jones &amp; Sons as principal contractor to redevelop the site into fifteen high specification luxury apartments, of which thirteen were sold off plan.</span></p>
<p class="p1"><span class="s1">The plans not only included fifteen apartments but various external enhancements and the construction of a new reception / office area, changing facilities, beauty rooms and a café / restaurant.</span></p>
<p class="p1"><span class="s1">The garden level apartments have access straight onto the grounds whilst all other apartments feature at least one, sometimes two balconies overlooking the bay.</span></p>
